ü Market the property to prospective tenants by utilizing some of the best media:
o www.bloomingtonrentals.org Launched in 2008, is the best rental site in town that presents your property and attracts lots of visitors who often sign up and receive emails whenever we add a rental property that meets their criteria. Few if any other companies do this locally. Our site blasts our listings all over the web like Zillow, Trulia, Yahoo Real Estate, Hotpads, and many more so your rental will get noticed. We are good at attracting attention! We are Craigslist specialists too and our ads get hits and generate prospects.
o Mass e-mails to hundreds of Bloomington area REALTORS who often have clients looking for rentals.
o Eye-catching yard sign if appropriate. Sometimes you may not want your neighbors knowing your house is for rent.
ü Inspect the property prior to and after occupancy and ready property for lease. We make suggestions to best make your property desirable and attractive to tenants.
ü Prudently select all tentants to reduce tenant turnover and default, but you make the final decision to accept the tenant or not. We screen them with credit, criminal, sex offender, and terrorist list background checks
ü Prepare, negotiate and obtain signed lease from tenant and forward to owner for review. We customize our leases, lease terms and so on to satisfy both you and the tenant.
ü Collect rents and security deposit to be deposited in our escrow account.
ü Send monthly reports to owner accounting for all funds received and dispersed.
ü Send a monthly check or we can make a deposit in a local bank for you if you prefer and then email the deposit slip and statement. (we are going to online payments soon!)
ü Arrange for routine and/or emergency maintenance and repairs utilizing our trusted and reasonable priced maintenance people at a discounted hourly rate plus materials for non-emergency repairs.

ü Provide a 24 hour per day, 7 days a week emergency phone monitoring service for available for prospective tenants calling in for information, current tenants and owners. We are always available via text, phone and emails with our Iphones
ü Conduct Move-Out Inspection and return security deposits or deduct for damages based on analysis of vacated condition and per the State statutes. We are familiar with the landlord/tenant laws and City ordinances to help keep you out of trouble.
How are we different than other management companies?
ü We do not cater mostly to undergraduate IU students like so many other management companies. We do have a few student rentals, but our focus in on houses and condos not in student housing areas.
ü We do specialize in Bloomington’s finest houses, condos and executive homes, some of which remain in the market for sale or we seek lease with option to buy tenants.

Our Management Fees:
Full Service Management Service: One half of the 1st month’s rent plus eight percent (8%) of the gross monthly rents. We handle everything from start to finish and you receive your monthly check without the work or worry that landlords sometimes have. If tenant renews lease for an additional year there is no additional ½ month’s rent fee charged.
