Property Management Services: ü Market the property to prospective tenants by utilizing some of the best media: o www.bloomingtonrentals.org Launched in 2008, is the best rental site in town that presents your property and attracts lots of visitors who often sign up and receive emails whenever we add a rental property that meets their criteria. Few if any other comapnies do this locally. Our site blasts our listings all over the web. o Mass e-mails to hundreds of Bloomington area REALTORS who often have clients looking for o Eye-catching yard sign ü Inspect the property prior to and after occupancy and ready property for lease. ü Prudently select all residents to reduce tenant turnover and default, but you make the final decision to accept the tenant or not. ü Prepare, negotiate and obtain signed lease from tenant and forward to owner for review. ü Collect rents and security deposit to be deposited in our escrow account. ü Send monthly reports to owner accounting for all funds received and dispersed. ü Arrange for routine and/or emergency maintenance utilizing our maintenance people at a discounted hourly rate plus materials for non-emergency repairs. (This service alone saves you LOTS of money each year on maintenance costs) ü Provide a 24 hour per day, 7 days a week emergency phone monitoring service for available for prospective tenants calling in for information, current tenants and owners. ü Conduct Move-Out Inspection and return security deposits or deduct for damages based on analysis of vacated condition and per the State statutes. Full Service Management Service: One half of the 1st month’s rent plus eight percent (8%) of the gross monthly rents. We handle everything from start to finish and you just receive your monthly check. If tenant renews lease for an additional year there is no additional ½ month’s rent fee charged. 2. New “Tenant Finder” Service is now available where we will help find you an acceptable tenant, take care of all the paperwork and you manage the rental during the lease term. Fee is just ½ of the 1st month’s rent. 3. If we do not do our job and secure a tenant for you, you owe us nothing. Remember we only collect a fee when we produce results for you! |
